HOW LONG DOES A HOME INSPECTION TAKE?
The length of time it takes to properly inspect a home depends on many factors including size, age and overall condition of the home. Most homes we inspect take on average between 3 and 5 hours to complete. Foreclosed properties, “handyman specials”, large older homes and unique properties could possibly take longer to properly inspect.

DO I NEED TO BE AT THE INSPECTION?
While it is not required that you attend the inspection, it can be a tremendous benefit to your overall understanding of the property condition and report if you choose to be there. Some home buyers choose to attend only toward the end of the inspection and this allows us to give a verbal summary of the notable items we found and allows you the opportunity to ask questions while at the property. Either way, your written report will include detailed narratives and plenty of photographs to arm you with the information you will need to make an informed buying decision.
WHEN WILL I GET MY REPORT?
It is our goal to deliver your completed report within 24 hours (48 hours for commercial property inspections) from the time we finish your inspection. In many cases your report will be available the same day depending on our schedule.
I'M CONCERNED ABOUT RADON, DO YOU OFFER TESTING?
Yes! We offer advanced radon testing using professional-grade monitors that are regularly calibrated and cross-checked to ensure highly accurate results. Radon gas is a radioactive by-product from the decay of naturally occurring uranium deposits in certain underlying rock formations. You can’t see, smell, or taste radon gas. The EPA has designated radon as a cancer-producing agent and corrective action is recommended when radon levels exceed 4 pCi/L in indoor air. Many homes in Colorado have radon concentrations above this level! According to EPA estimates, radon is the #1 cause of lung cancer among non-smokers and the #2 leading cause of lung cancer overall. We believe getting a radon test is very important! Some people mistakenly believe that you don’t need radon testing if the property being tested is on a slab foundation, basement foundation, or crawlspace foundation. The truth is, foundation type rarely matters. We can perform radon testing in conjunction with a property inspection or as a stand-alone service. Call today to schedule. SHOULD I HAVE A BRAND NEW HOUSE INSPECTED?
Yes! New homes have different issues than existing homes. Even though your home is new that doesn’t mean the builder did everything 100% correct. It is very easy for a builder to miss something with today’s fast paced construction schedules. Most new homes come with a 1 year builders warranty. You should have the home inspected prior to the end of any warranty and it is recommended that you also have the home inspected prior to closing as it may be a lot easier to get a builder to make any corrections prior to purchase.
TELL ME MORE ABOUT WATER TESTING AND FLOW TESTING
Does the home your considering have its own private well? If the answer is yes then you should consider having the water tested for common physical, chemical and bacterial contaminants and properties such as coliform, pathogenic bacteria, turbidity, sulfates, hardness and pH, just to name a few. In addition to water testing we also offer One Hour Flow Testing for homes with wells. A One Hour Flow Test is not a true well yield test, recovery test, or draw-down test. Most occupants do not care what the underground well itself is capable of producing; they only care what the entire private well system produces at the fixtures. A One Hour Flow Test will show what the entire private well system produces at a fixture on the day of the inspection.
